What is tender

When a client wishes to find a contractor for a construction project, the usual way is by putting the job 'out of tender'

This means providing details of the project to potential builders so they can put together an offer or tender for the client. 

 

 

Invitation to tender:

The invitation to tender is published by the client.

Anyone interested in the job, contacts the client who then sends details about the work required. 

this will include large amounts of information and documents about the project. Most of this will be in the form of drawings and diagrams (plans), and specifications. Each document must be recoreded and checked against a list of documents that should also be supplied by the client. 

 

 

Estimating the cost. 

You will need to work out the cost of all materials by:

Creating take off sheets from the drawings. 

Getting prices from potential suppliers. 

Sometimes a bill of quantities is provided, this is a specific list of items that the client wants. 

Specialist items may be put out for quotation from manufaacturers. These are called prime costs. 

Also you should make a site visit to check any factors that will effect the design or the actual construction process. 

 

Final tender

The final tender includes a price and a timescale. the price will be made up of things like: 

Material costs

Labour costs. 

plant hire. 

Insurance

COntengincy (if something goes wrong)

Admin costs

Profit 

Prime costs. 

 

Awarding of contract. 

IF YOUR TENDER IS SUCESSFUL, THE CONTRACT WILL BE AWARDED TO YOU. 

both parties carefully go over the contract and when everyone is happy, both parties sign. 

Once signed, the contract becomes a legal document and you are obliged by law to carry out your side of the deal. 

The contract may include penalty clauses, which specify amounts of money to be paid if the job dies not stick to the timescale.

 

 

Critical path networks

If you are the main contractor you will need to create a work schedule.

Many subcontrantractors.
